So how does one determine if an agent is a top realtor?
Ask for references: his/her most recent three clients. In addition, look for agents who are well versed on the type of home you're buying or selling, the area and the price point.
It's likewise important to know if he/she is referred to as a Realtor® with a capital "R," as this is someone who is a member of the National Association of Realtors and pledges to support its code of ethics. A series of alpha letters following the individual's names such as CRS (Certified Residential Specialist), ABR (Accredited Buyer Representative) and CRP (Certified Relocation Professional) among others, denote advanced educational training.
Also take into consideration length of experience and awards, especially Realtor of the Year or inclusion in such groups as the Elite-25 and Peak Producers. Lastly, check the state's regulatory board for up-to-date licensing and any disciplinary action that has been taken.
If you’re interested in building a new home, many of the above criteria apply from checking with previous buyers to looking at licensing, experience, industry involvement and awards. Also tour model homes, as there is no substitute for quality workmanship, materials and practices.
